Who we are
An independent motel on a working road
American Inn & Suites has been been independently owned since 2022, in a building that has stood on this road since 1981, at 6358 Old Dixie Highway in Jonesboro, Georgia. It is not part of a chain. There is no head office, no franchise agreement and no loyalty programme. When you ring the number on this site, the person who picks up is standing at the front desk in the building you are calling.
That matters more than it sounds. A guest arriving at two in the morning with a problem gets someone who can actually solve it, not a script and a case number. A contractor who needs six rooms from Monday gets a yes or a no on the phone rather than a form and a wait. And a rate quoted by that person is the rate you pay, because there is nobody above them adding a margin to it.
The property sits on Old Dixie Highway, which at this address is US 19/41 — the route that carried traffic south long before the interstate existed, and which becomes Tara Boulevard heading down towards Griffin. I-75 Exit 235 is less than a mile north. This is a working road rather than a tourist strip, and the guest list reflects it: people who are here because of a job, a route, a hospital or a move, rather than for the view.
Our approach
Why this place is run the way it is
There is a version of the budget motel business that works by advertising one rate and collecting another. A resort fee that appears at checkout, a parking charge, a WiFi charge, a cleaning charge nobody mentioned. It is common enough that guests arrive expecting it.
We do not do that. The rate the front desk quotes you is the rate you pay. Parking is free. WiFi is free, with no login page and no daily charge. There is no resort fee and no booking fee. Nothing is charged before you arrive, because we do not take a card to hold a standard reservation — you pay at the desk when you get here.
The reason is practical rather than principled. Most of our guests are working: driving, building, nursing, moving house. They are counting the cost of a week, not one night, and a surprise at checkout is the fastest way to lose someone who would otherwise have come back for three months. Honest pricing is cheaper for us than churn.
The same logic runs through the house policies. Photo ID at every check-in, quiet hours enforced from 10:00 PM to 8:00 AM, a no-party policy, visitors registering at the desk. Those rules exist because a guest sleeping during the day after a night shift needs them to. They are not there to be difficult; they are the product.

With 90+ rooms a whole crew can usually be placed together at short notice, which a twenty-room property cannot do. Weekly rates from seven nights, and a crew rate worth asking about on the phone.
Travelling healthcare staff
Southern Regional Medical Center is just over a mile up Upper Riverdale Road. Thirteen-week contracts are the norm in that work, and a non-smoking room on a monthly rate with enforced quiet hours is a workable base for one.
Hospital visitors
Families staying near a relative who is being treated. Often booked at short notice, often extended a few days at a time, and often needing an accessible room — call the desk directly for that.
People between homes

Insurance and displacement stays
Guests placed here after a fire, a flood or a repair that overran. Double rooms sleep up to four, and stays can be extended a week at a time as the work drags on.
Interstate travellers
People coming off I-75 who want a clean room at a fair price a minute from the exit, without paying for a lobby they will walk through twice.
Event visitors
Atlanta Motor Speedway is about seventeen miles south down US 19/41, and rooms across Clayton and Henry County fill on race weekends. Local events fill them too. Book early for those dates.

The thermostat is in your room rather than on a building system. Guests sleeping during the day set it how they want it.
Mini-fridge in every room
Milk, medication, leftovers, tomorrow’s lunch. On a stay longer than two nights it stops being a nicety and becomes the reason the week is affordable.
Microwave in every room
The single most used item on a weekly stay. There is no kitchen, so most long-stay guests shop at the supermarket on Tara Boulevard and cook here.
Flat-screen TV with cable
Worth more than it sounds on a long evening in an unfamiliar town.
Private bathroom, towels daily
Every room has its own bathroom. Towels are changed daily and more are available from the front desk at any hour.
Daily housekeeping, flexibly
Rooms are serviced every day. If you sleep days, tell the desk once and they will skip your room for the whole stay and leave fresh towels instead.
Separate smoking and non-smoking wings
Genuinely separate parts of the property, not the same corridor with different signage. Smokers are not restricted and non-smoking guests are not affected.
24-hour front desk
A person, at every hour. Not a phone number taped to a door. Arrival time is never the problem it is at properties with a check-in window.
Food delivery welcome
There is no restaurant here, so this is how most guests eat in. Drivers can bring orders to your room door or leave them at the desk.
Laundry nearby
There is no guest laundry on the property. Shree coin laundry on tara boulevard, about a mile and three quarters south and open 24 hours is the option most long-stay guests use.
How we run it
The policies that keep it calm
Guests tell us the same thing keeps them coming back — it is quiet here. That is not luck, and it is worth explaining why each rule exists.
Photo ID at check-in
Every registered guest shows valid government-issued photo ID, every stay, no exceptions. It is the single policy that does most to keep the property calm, and it is not negotiable at the desk.
Quiet hours, enforced
10:00 PM to 8:00 AM. Complaints are acted on, and guests who continue after a warning may be asked to leave. Day sleepers rely on this and it is the reason they come back.
No-party policy
Rooms are for the guests named on the booking. Visitors register at the front desk and the registered guest is responsible for them. Gatherings in rooms, corridors or the lot are not permitted.
Staffed around the clock
Someone is at the desk 24 hours a day and the lot stays lit all night. If something goes wrong at 3am there is a person to speak to.
Accessibility
Accessible rooms, and how to be sure of one
We have designated wheelchair-accessible king rooms, which are non-smoking. The number is limited, and they get taken.
If you need one, call the front desk on (770) 305-0300 before you travel rather than requesting online. Calling means a specific room is held for your dates instead of one being assigned when you arrive. It also means you can ask about the particular feature you need and get an answer from someone who can look at the actual room, rather than relying on a general description written for every room at once.
If there is something we can reasonably do to make a stay work — a particular room location, help with luggage, a longer check-in — ask. The desk would rather sort it out in advance than have you discover a problem on arrival.
Setting expectations
What this place is not
Being clear about this saves everyone a bad evening. American Inn & Suites is not a resort, not a business hotel and not a party spot. There is no pool, no gym, no restaurant, no bar, no breakfast service and no room service. There is no loyalty programme, no app and no chain behind us.
What there is: a clean room at an honest rate, free parking outside it, WiFi that works, a front desk staffed at every hour of the day, and policies that keep the property quiet enough to sleep in when you are working nights. If that is what you need, this is a good place to stay. If you want a hotel with a lobby bar, it is not.

Yes — weekly from seven nights and monthly from 28. Rates are quoted by the front desk rather than published, because they depend on room type, season and length of stay.
Is there food at the property?
No restaurant, bar, coffee shop or breakfast service, and nothing sold at the desk. There is complimentary coffee at the front desk from 7 to 11 AM, a mini-fridge and microwave in every room, a 24-hour Waffle House about a hundred yards away, and food delivery is welcome to your door.
